About BuySafe
BuySafe is a buyer-side property due-diligence service for homebuyers in Mumbai. We run the legal, RERA, builder, price and cost checks that decide whether a flat is safe to buy, and return a single 0–100 Property Health Score with a clear buy / negotiate / walk-away recommendation.
What we do
Indian real estate is organised around the people selling it, and almost every record a buyer needs sits in a different government register. We assemble those records — 55+ individual checks across six disciplines — so you can decide on evidence instead of a brochure. You send us a property; we return a written report in 48–72 hours.
Who we are
BuySafe is operated by EVO Proptech Advisory under the brand “BuySafe by Evoproptech.” We work for the buyer: our job is an honest, sourced read on the property in front of you.
How we are paid
You pay a flat ₹8,499 for the report. If you then choose to buy a property through us, the developer also pays us a referral fee. We tell you that upfront; it never changes the price you pay for the report or for the property, and you are free to buy on your own. We disclose this because the report is only worth paying for if you can trust how it is funded.
What we are not
- We are not a listing broker — we do not advertise or sell property.
- We are not a law firm. We recommend an advocate reviews the title opinion and agreement before registration.
- We are not a SEBI-registered adviser, and nothing we provide is investment advice.
- We are not a valuer. Our price benchmarking compares against registered transactions; it is not a formal valuation.
Where our findings come from
Every claim in a report is traceable to a record we name. We do not rely on builder-supplied material for anything that can be independently verified. Our sources include MahaRERA project filings, sub-registrar transaction records, encumbrance certificates, court and tribunal records, Registrar of Companies filings, and municipal approvals and land records.
