MahaRERA verification for your project
The MahaRERA portal is public and free, and it holds the one record that predicts delivery: the promoter’s own filings and the complaints against them. We read the whole entry and tell you what it means for your flat.
A registration number only means the project exists in the system. The project page holds far more — the declared completion date and every revision to it, the sanctioned plan against the brochure, the quarterly progress filings, and the complaints other buyers have filed. That last part is the most useful thing on the portal and the least opened.
What we check on MahaRERA
- Registration & validity. That the project is registered, current, and that the number matches the flat you are being sold.
- Completion-date history. The original declared date against every revision — a pattern of extensions is a pattern, not bad luck.
- Sanctioned plan vs brochure. Amenities and layout you were shown against what is actually approved and on file.
- Quarterly progress filings. Whether the promoter is filing updates, and gaps that suggest something inconvenient to report.
- Complaint & order history. Complaints against the promoter across their projects, and what the orders were actually about.
- Promoter & agent registration. That the developer, and the agent selling to you, are registered as the Act requires.
How it works
Three steps, no site visit needed from you. Share the property, we pull the records, you get a written result in 48–72 hours.
- Send the brief. Property address, project or builder and any documents you already have — over the form or WhatsApp.
- We run the checks. An analyst pulls and cross-checks the public records listed above.
- You get the result. A written finding with each point sourced, as part of your 0–100 Property Health Score and a clear buy / negotiate / walk-away recommendation.
Questions buyers ask
My builder says RERA does not apply to them. Is that possible?
Sometimes — the Act exempts projects below the size threshold and those that had a completion certificate before it commenced. Ask which exemption applies rather than accepting the statement, and we confirm it.
Does a clean MahaRERA record mean the project is safe?
It removes one category of risk, not all of it. It does not verify title or price, which is why MahaRERA is one part of the full Property Health Score.
How recent is the data?
We read the portal at the time of your report and date the finding, because filings and completion dates change.
