Builder background & track-record verification

Every brochure describes a builder who delivers on time. The record is checkable independently — past delivery, litigation, complaints and financial stress — and it tells you whether the completion date in your agreement means anything.

A show flat and a glossy brochure say nothing about whether the builder finishes what they start. Their past projects, the cases filed against them and their corporate filings do. We assemble that record so the promise of possession rests on evidence, not optimism.

What we check on the builder

  • Delivery track record. Original versus revised completion dates on their earlier registered projects — the clearest predictor of your own.
  • Litigation search. Court and tribunal matters naming the promoter entity, with consumer-forum cases weighted because buyers file them.
  • RERA complaint history. Complaints across the promoter’s projects, and whether orders had to be enforced.
  • Financial-stress signals. Registrar of Companies filings and charges created on assets, a reasonable proxy for strain.
  • Entity & group mapping. The actual entity behind the brand name, and related companies that share its record.
  • Construction-quality signals. Documented quality issues on delivered projects where they exist on the public record.

How it works

Three steps, no site visit needed from you. Share the property, we pull the records, you get a written result in 48–72 hours.

  1. Send the brief. Property address, project or builder and any documents you already have — over the form or WhatsApp.
  2. We run the checks. An analyst pulls and cross-checks the public records listed above.
  3. You get the result. A written finding with each point sourced, as part of your 0–100 Property Health Score and a clear buy / negotiate / walk-away recommendation.

Questions buyers ask

A few delays — is that a deal-breaker?

Not on its own; construction is genuinely hard. A repeated pattern across projects is different, and that is what we surface.

Can you check a first-time or small builder?

Yes. Less history means we lean on corporate filings, the specific project’s RERA entry and litigation, and we say plainly where the record is thin.

Is this the same as the MahaRERA check?

It overlaps but is wider: MahaRERA covers the project filings; the builder check covers the entity across all its projects and its finances.
